Ocean Terrace Miami Beach: The New Standard of Oceanfront Luxury

OIP

Miami Beach is entering another extraordinary era of luxury development, and Ocean Terrace is one of the projects I am most excited to watch.

Located in North Beach, Ocean Terrace is bringing together the things today’s luxury buyer wants most: direct oceanfront living, privacy, exceptional design, resort-style amenities, lush outdoor space, and a neighborhood that still feels distinctly Miami Beach.

And for anyone interested in learning more about Ocean Terrace—or the rapidly evolving Miami luxury real estate market—I recommend connecting with Nick Jovanovich of Douglas Elliman, who has become my go-to resource for Miami Beach real estate.

A Rare Oceanfront Setting

What immediately sets Ocean Terrace apart is its location. The development occupies an entire 2.2-acre oceanfront block, creating an unusual sense of openness and privacy along the Atlantic. The master plan includes two residential towers, private gardens, an elevated amenity deck, a boutique hotel, private club, curated retail, and direct proximity to the newly reimagined Ocean Terrace Park.

It is the type of setting that has become increasingly difficult to replicate in Miami Beach: oceanfront, residential, resort-like and surrounded by green space.

The residences have been designed to take full advantage of the water, parkland and expansive Miami views.

The Design Team Is Exceptional

Part of what makes Ocean Terrace so compelling is the collection of names behind it.

The project is being developed by Witkoff in partnership with Ocean Terrace Holdings, with interiors by the legendary Robert A.M. Stern Architects (RAMSA), exterior architecture by Revuelta Architecture International, landscape architecture by Enea, and Ocean Terrace Park designed by acclaimed landscape architect Raymond Jungles.

This isn’t simply another glass tower on the beach.

There is a thoughtful mix of classic architectural influence, contemporary Miami living, historic preservation, landscaping and resort hospitality woven throughout the project.

The Park May Be One of Its Greatest Luxuries

For me, one of the most interesting parts of the Ocean Terrace story is what’s happening outside the residences.

Ocean Terrace Park transforms this stretch of North Beach into a pedestrian-oriented coastal destination with lush native landscaping, pathways, seating areas, water features and improved beach access. The larger project also incorporates resilient infrastructure and landscaping inspired by Miami Beach’s natural dune environment.

Imagine walking out of your residence, through beautiful tropical landscaping and toward the Atlantic.

That connection between home, park and ocean is what makes the project feel so special.

A Different Side of Miami Beach

For years, so much of the luxury real estate conversation has centered around South Beach, South of Fifth, Surfside and Bal Harbour.

Now North Beach is having its moment.

Ocean Terrace is helping introduce a more sophisticated residential and hospitality experience while preserving elements of the neighborhood’s historic character.

There’s still an ease here that I love. It feels slightly removed from the intensity of South Beach while keeping you connected to everything that makes Miami Beach so desirable.

For buyers coming from New York, Westchester, Greenwich or Palm Beach, I think this combination will be particularly appealing.

More Than a Residence

Ocean Terrace is being conceived as an entire lifestyle.

Along with the residences, plans include a boutique hotel, private club and curated retail, creating an environment where residents can enjoy privacy while still having access to hospitality and social experiences right outside their door.

It’s a concept we’re seeing more frequently at the very top of the Miami market: buyers aren’t simply purchasing square footage anymore.

They’re buying service, wellness, privacy, convenience, community and experience.

And Ocean Terrace brings those ideas together in an incredible oceanfront setting.
