Manilow now holds the record for most performances at the historic International Theater. The milestone not only cements Manilow’s place in Las Vegas history but also underscores his enduring appeal and unparalleled connection with generations of fans.
Following a run of twelve consecutive sold-out shows and a recent honor as “Best Las Vegas Show” by USA TODAY, Manilow: Las Vegas – The Hits Come Home! remains one of the city’s most sought-after experiences. We recently sat down with Lindsay to ask her a few questions about local real estate market trends—what’s shifting, what buyers are looking for right now, and her top tips for navigating the market in 2025.
Can you give us a snapshot of how the real estate markets are performing in Rye, Harrison, Port Chester, and Rye Brook this season?
Absolutely. It’s been an active season across all four towns, but each market has its own rhythm right now.
Rye continues to be one of the most competitive markets in the area. Homes there are moving quickly, and buyers are still willing to pay a premium for location, schools, and lifestyle. Inventory is tight, which is keeping prices strong. We’re seeing multiple-offer situations, especially for homes that are move-in ready.
Harrison has been a bit more balanced this season. There’s been a steady flow of listings and a healthy level of buyer interest, but it doesn’t feel quite as intense as Rye. Prices are holding up well, but we’re not seeing as many bidding wars. It’s still very much a desirable area—particularly for families—but buyers have a little more breathing room.
Port Chester offers a slightly more affordable entry point into the market, so it’s attracting a lot of first-time buyers and investors. There’s been some price appreciation, but buyers still have some leverage—especially if they’re willing to consider homes that might need a bit of updating.
Rye Brook is performing well. Homes are selling fairly quickly, and pricing has been trending upward. It feels like a seller’s market, but not overheated. There’s strong demand, particularly for homes with modern updates.
I’d say it’s still a strong market across the board, especially for sellers—but buyers are becoming more discerning. Well-priced, well-presented homes are still moving quickly though.
Where are you seeing the strongest buyer activity right now—are certain towns or price points more competitive than others?
Great question. Right now, we’re seeing the strongest buyer activity in Rye. It has a lot of appeal for buyers looking for that combination of lifestyle, schools, and a strong community feel. The demand is very high—homes that are well-priced and move-in ready are getting a ton of attention and often going quickly.
Harrison Port Chester and Rye Brook are a bit more steady, with buyers there being a little more value-conscious. Across the board, if a property is priced right and shows well, it’s still very much a seller’s market.
Anything in that entry-to-mid range that’s well presented and move-in ready tends to go quickly. The ultra-luxury segment is more selective, but when a standout property comes on the market, it doesn’t last long!
Rye and Harrison are known for luxury homes, while Port Chester and Rye Brook tend to be more accessible—how do you see buyers choosing between these areas?
It really comes down to lifestyle, priorities and budget. Buyers looking in Rye and Harrison often have a strong focus on proximity to private clubs or waterfront living. There’s a certain level of exclusivity and tradition that draws people in.
Port Chester and Rye Brook tend to attract a wider range of buyers, including first-time homeowners, young families, and even downsizers.
Rye Brook, in particular, offers a nice balance—more manageable price points compared to Rye or Harrison, but with access to a strong community feel.
Port Chester is more urban and diverse, and it appeals to buyers who want accessibility and are open to homes that might need a little updating.
What’s your advice for a buyer looking in this pocket of Westchester right now? Any strategies that are working well in such a competitive market?
The first thing I always tell buyers is: be prepared. This is still a competitive market. The buyers who are having success are the ones who have their financing lined up, they know their budget, and they’re ready to move quickly when the right home comes along. Homes that are priced well and show nicely are going fast. So if you find something that fits-don’t wait too long to schedule a showing or make an offer. That doesn’t mean rushing into anything, but in this market, hesitation can sometimes mean missing out.
A great way to stand out as a buyer is to have a strong, clean offer. That means flexible closing timelines, and a solid pre-approval or proof of funds.
Working with a local agent who really understands the nuances of each neighborhood can also be a huge advantage-they’ll know how to position your offer best.
Be ready, stay flexible, and partner with someone who knows the local market inside and out. The right home is out there-it’s just about being in the best position to act when it shows up!
