IMG 7394 1

If you’re thinking about making a move in Westchester, there’s no better guide than Lindsay Crotty Walsh. Born and raised in Bronxville, with years spent living and working in Manhattan, Lindsay blends her insider knowledge of city life with a heartfelt connection to the communities of Westchester—particularly Rye, where she now calls home.

Lindsay brings a dynamic background to her real estate career, including experience in finance at Macquarie Bank, entrepreneurial success running the award-winning Crotty’s Cheesesteaks, and hands-on expertise in home buying, renovating, and expanding. Her approach is equal parts strategic and personal—she understands not just the market, but the emotional journey behind every real estate decision.

Whether you’re relocating from the city, upsizing for a growing family, or looking to list your home in one of Westchester’s sought-after neighborhoods like Rye, Harrison, or Port Chester, Lindsay offers a refreshingly thoughtful, full-service experience. She’s not only a skilled negotiator and marketer but also an active community member involved with charities like the Fuller Center for Housing, Toys for Tots, and the Maria Fareri Children’s Hospital.

IMG 7392

With Lindsay, you’re not just getting a real estate agent—you’re gaining a dedicated advocate who truly knows and loves where she lives.

We recently sat down with Lindsay to ask her a few questions about local real estate market trends—what’s shifting, what buyers are looking for right now, and her top tips for navigating the market in 2025.

Can you give us a snapshot of how the real estate markets are performing in Rye, Harrison, Port Chester, and Rye Brook this season?

Absolutely. It’s been an active season across all four towns, but each market has its own rhythm right now.

Rye continues to be one of the most competitive markets in the area. Homes there are moving quickly, and buyers are still willing to pay a premium for location, schools, and lifestyle. Inventory is tight, which is keeping prices strong. We’re seeing multiple-offer situations, especially for homes that are move-in ready.

Harrison has been a bit more balanced this season. There’s been a steady flow of listings and a healthy level of buyer interest, but it doesn’t feel quite as intense as Rye. Prices are holding up well, but we’re not seeing as many bidding wars. It’s still very much a desirable area—particularly for families—but buyers have a little more breathing room.

Port Chester offers a slightly more affordable entry point into the market, so it’s attracting a lot of first-time buyers and investors. There’s been some price appreciation, but buyers still have some leverage—especially if they’re willing to consider homes that might need a bit of updating.

Rye Brook is performing well. Homes are selling fairly quickly, and pricing has been trending upward. It feels like a seller’s market, but not overheated. There’s strong demand, particularly for homes with modern updates.

I’d say it’s still a strong market across the board, especially for sellers—but buyers are becoming more discerning. Well-priced, well-presented homes are still moving quickly though.

Where are you seeing the strongest buyer activity right now—are certain towns or price points more competitive than others?

Great question. Right now, we’re seeing the strongest buyer activity in Rye. It has a lot of appeal for buyers looking for that combination of lifestyle, schools, and a strong community feel. The demand is very high—homes that are well-priced and move-in ready are getting a ton of attention and often going quickly.

Harrison Port Chester and Rye Brook are a bit more steady, with buyers there being a little more value-conscious. Across the board, if a property is priced right and shows well, it’s still very much a seller’s market.

Anything in that entry-to-mid range that’s well presented and move-in ready tends to go quickly.  The ultra-luxury segment is more selective, but when a standout property comes on the market, it doesn’t last long!

Rye and Harrison are known for luxury homes, while Port Chester and Rye Brook tend to be more accessible—how do you see buyers choosing between these areas?

It really comes down to lifestyle, priorities and budget. Buyers looking in Rye and Harrison often have a strong focus on proximity to private clubs or waterfront living. There’s a certain level of exclusivity and tradition that draws people in.

Port Chester and Rye Brook tend to attract a wider range of buyers, including first-time homeowners, young families, and even downsizers.

Rye Brook, in particular, offers a nice balance—more manageable price points compared to Rye or Harrison, but with access to a strong community feel.

Port Chester is more urban and diverse, and it appeals to buyers who want accessibility and are open to homes that might need a little updating.

What’s your advice for a buyer looking in this pocket of Westchester right now? Any strategies that are working well in such a competitive market?

The first thing I always tell buyers is: be prepared. This is still a competitive market. The buyers who are having success are the ones who have their financing lined up, they know their budget, and they’re ready to move quickly when the right home comes along. Homes that are priced well and show nicely are going fast. So if you find something that fits-don’t wait too long to schedule a showing or make an offer. That doesn’t mean rushing into anything, but in this market, hesitation can sometimes mean missing out.

A great way to stand out as a buyer is to have a strong, clean offer. That means flexible closing timelines, and a solid pre-approval or proof of funds.

Working with a local agent who really understands the nuances of each neighborhood can also be a huge advantage-they’ll know how to position your offer best.

Be ready, stay flexible, and partner with someone who knows the local market inside and out. The right home is out there-it’s just about being in the best position to act when it shows up!

Modern Masterpiece: Why Five Park Is Changing the Miami Beach Skyline

Miami Beach has always been a canvas for architectural innovation, but the arrival of Five Park marks a bold new chapter. Rising like a sculpture on the edge of South Beach, this residential tower is redefining what it means to live in luxury—merging world-class design, state-of-the-art sustainability, and panoramic Biscayne Bay views into one dramatic, sky-piercing form. This is more than a building. It’s a statement.

OIP

The Architects: Arquitectonica’s Bold Vision

Few firms are as synonymous with Miami’s architectural identity as Arquitectonica. Known for their trailblazing geometric forms and playful use of materials, the firm has spent decades pushing the envelope. With Five Park, they’ve delivered a fluid, organic silhouette that appears to shift and breathe with the breeze off the Atlantic. The building’s elliptical form not only maximizes views and natural light but also softens the visual impact against the skyline.

Arquitectonica’s co-founder, Bernardo Fort-Brescia, describes Five Park as “a building that emerges from the site like a wave” — a fitting metaphor for a tower that blends so seamlessly into Miami Beach’s natural rhythms.

OIP 4

The Interiors: Gabellini Sheppard’s Quiet Elegance

Inside, the design language shifts from bold to serene, thanks to the masterful touch of Gabellini Sheppard Associates. Known for their refined minimalism and textural sensitivity, the New York-based firm has created interiors that feel more like art installations than traditional living spaces. Think: warm woods, honed stone, and light that seems to gently pool and shift throughout the day.

Gabellini Sheppard’s approach centers on creating a sanctuary in the sky—balancing open, expansive layouts with tactile materials that ground residents in a sense of calm. Every finish is meticulously selected, every line purposeful. The result? Homes that feel bespoke, timeless, and deeply connected to their environment.

The Experience: Amenities Elevated

What truly sets Five Park apart is its holistic lifestyle experience. Beyond the breathtaking residences, the building offers a suite of amenities that rival any five-star resort. Think a private beach club, a fully equipped wellness spa, co-working spaces, a kids’ club, and even a residents-only restaurant curated for elevated everyday living.

Then there’s Canopy Park: a lush, three-acre green space designed by ArquitectonicaGEO that connects Five Park to the rest of the South of Fifth neighborhood. Complete with art installations, shaded pathways, and native landscaping, it reflects the project’s commitment to environmental harmony.

OIP 3

The Future of the Skyline

Five Park isn’t just adding height to Miami Beach—it’s elevating the conversation about what architecture can be. It’s a bold collaboration between visionaries who understand that luxury isn’t just about opulence, but about intentionality, wellness, and place.

With Arquitectonica and Gabellini Sheppard at the helm, Five Park isn’t simply reshaping the skyline—it’s setting a new standard for modern living in Miami.

Julie Knows First-Time Home Buying

Buying your first home can be a thrilling adventure—or let’s be honest, totally overwhelming. You’re making one of the biggest financial and emotional decisions of your life, and suddenly everyone has an opinion, a cautionary tale, or a “should’ve” story. But here’s the secret: when you have the right guide, the process becomes not only manageable, but exciting in all the right ways.

Screenshot 2025 06 30 at 10.20.55 AM

That’s where Julie Grace Burke and TeamJGB come in.

Strategic Real Estate Guidance Rooted in Local Expertise

Julie Grace Burke is a trusted Greenwich real estate expert with over 20 years of local insight. When you work with Julie, you also get the full support of TeamJGB—a group of real estate professionals who not only know the process inside out but are also living it themselves. Team member (Greenwich-native and recent mother) Liz Levison, for example, is currently going through the first-time buying experience, making her especially attuned to your concerns, emotions, and excitement.

This collaborative approach means you’re always supported by people who get it—on both a personal and professional level. In a market as fiercely competitive as Greenwich, choosing the right real estate advisors goes much further than you may think, and can even effect where you and your family land.

A Little Discretion Goes a Long Way

Screenshot 2025 06 30 at 10.20.42 AM

Here’s a tip Julie shares often, and it’s a game-changer: wait to share your big news until the ink is dry. Hold off on posting or telling too many people that you’re buying a home until you’ve signed a contract or officially closed.

Why? Because real estate is emotional—for everyone. Once word gets out, it can create unintentional pressure that could interfere with negotiations or even cost you your home if a zealous buyer joins in to overbid you. You are not “safe” until the contracts are fully executed, so protect yourself from unnecessary stress. Staying quiet gives you the clarity and calm to focus on what matters most: securing your future home.

Stay Within Reach—Not in Overdrive

Julie and TeamJGB are champions of realistic budgeting. There’s nothing empowering about stretching your finances so thin that you can’t enjoy the home you just bought. What’s attainable right now is what truly counts.

It’s important to stay grounded, focused, and informed, so you’re not just buying a home—you’re making a smart investment for your life today and tomorrow.

Get Your Ducks in a Row

Greenwich real estate moves quickly and the best way to secure your dream home is to be prepared. Before you start touring homes, it’s helpful to review a homebuyer’s pre-flight checklist. Explore the TeamJGB Buyer’s Guide here: https://teamjgb.com/buying

Start by checking your credit report to ensure accuracy and resolve any issues. Then, get a clear financial snapshot by listing all your assets and liabilities—this clarity is power. It’s also crucial to tackle any existing debt, especially credit card balances, as a clean financial sheet makes you a more attractive candidate to lenders and co-op boards. And if you’re receiving financial gifts for your purchase, plan ahead: have these funds in your account early, or be ready with a formal gift letter.

Start Smart. Build Equity.

There’s a lot of pressure to “wait for the dream home,” but Julie has a better philosophy, “lay bricks!” It’s more important to start building equity (bricks) in property early rather than trying to time the market perfectly. If somehow you miraculously do hit the perfect time to buy, you’ll only know in hindsight; it’s a fool’s errand. What really matters is time in the market. Even a smaller, first-time purchase puts you on the path to financial growth. It’s the first brick in a strong foundation for your future.

What Her Clients Say

Still wondering if Julie’s the one to call? Just listen to her clients:

“Julie made us feel like we were her only clients.”

“She guided us through every step, always accessible and incredibly thoughtful.”

“Julie’s honesty, knowledge, and compassion made our first-time buying experience smooth and even enjoyable.”

“We refer everyone to her—she’s truly exceptional.”

More Than Real Estate—It’s a Relationship

Finally, don’t wait to assemble your team. Julie isn’t just a real estate broker. She’s a community builder, a strategic advisor, and a calm, confident voice when things get hectic. Her local roots, deep market knowledge, and genuine care make her the ideal guide for first-time buyers in Greenwich and beyond.

In addition to helping you through the transaction process, TeamJGB will introduce you to the best “home” professionals: from inspectors, septic and structural engineers, mortagage lenders, and attornies to seal the deal; contractors, interior designers, pool and landscape specialists to make it feel like yours; and resources for building community such as local school and extracurricular offerings for children of all ages, as well as cultural and philanthropic institutions for adults.

Let’s Get You Home

Talking With Nadine Fite: Inside the Palm Beach Property Boom: What Q1 2025 Means for Buyers & Sellers

Inside the Palm Beach Property Boom: What Q1 2025 Means for Buyers & Sellers

Palm Beach Island’s real estate market is making waves in 2025, defying broader trends across Florida. While other regions experience a slowdown, Palm Beach Island is setting new records, offering unique opportunities for discerning buyers and sellers.

Screenshot 2025 05 27 at 4.52.05 PM

🌴 Palm Beach Island: A Market in Its Own League

In Q1 2025, Palm Beach Island achieved a remarkable milestone with a median sale price of $12.25 million, marking a 47% year-over-year increase. Despite this surge, the number of single-family home sales remained steady at 18, indicating a market driven by quality over quantity.

📊 Key Market Highlights

  • Median Sale Price: $12.25M (↑ 47% YoY)
  • Average Sale Price: $15.2M (↓ from $19.4M in Q1 2024, due to fewer ultra-luxury trades)
  • Top 10% Median Sale Price: $13.9M (↓ 18% YoY)
  • Number of Sales: 18 (vs. 19 in Q1 2024)
  • Inventory Levels: ↑ 22.5% YoY, yet still ~40% below pre-pandemic norms

🧭 Navigating the Nuances

Buyers are exhibiting increased discernment, seeking properties that offer exceptional quality, prime locations, and value. Homes that are updated, architecturally distinct, or situated in A+ locations continue to attract attention and often sell off-market. Conversely, properties with stale pricing or underwhelming finishes are facing challenges.

🔮 Looking Ahead

As we move into Q2, traditionally Palm Beach’s strongest closing window, the market is poised for continued activity.Well-priced homes in desirable locations are expected to move swiftly, especially as buyers remain active in their search for standout properties.
